As your realtor ®, we will assist you in all stages of the home selling process from determining a fair market value using a Comparative Market Analysis to the marketing of your home and purchase offer through closing. We will help coordinate advertising; locate serious, qualified buyers through a wide range of sources; open houses; professional home inspections by a licensed home inspector; generate bi-monthly progress reports; and contract negotiations. We will also handle showings, monitor the escrow process,  and follow through with closing and recording.

Let’s begin with an overview of the home selling process:

Step 1: Initial Consultation at Either Our Office in Kirkland, Washington or at Your Home. We offer evening and weekend appointments for your convenience.

At our first meeting, we will work collaberatively with you to determine the objectives you want to achieve in the sale of your home. We’ll analyze the fair market value of your property using a Comparative Market Analysis. We will also identify similar properties that have sold recently and are currently on the market.

Step 2: Preparing Your Home for Showings

Together we discuss the best possible ways to attract potential buyers. This can be achieved by keeping the property uncluttered and presentable during showings. Some helpful suggestions for showings may include trimming overgrown bushes, cleaning up clutter, sweeping near the front entrance,, replacing peeling paint, cleaning the pool, cleaning  marks on  interior walls. and pressure washing the walkway.

Step 3: Creating and Implementing a Marketing Plan

The next step is creating and implementing a marketing plan so that your home sells for the highest value in the shortest amount of time.

We are full-service marketing consultants. Our goal is to get from “For Sale” to “Sold!” and we aim to get your home noticed.

The implementation of your marketing plan may include taking photos, listing your home in the local Multiple Listing Service ,,,, creating flyers for your property, advertising in the Sunday newspaper, and/or Sunday open houses (if appropriate.)

Step 4: Reviewing Offer and Negotiating with Buyer’s Agent on Your Behalf
We will review all offers with you, negotiate the agreement until the transaction is complete, and walk with you every step of the way.

Step 5: Following Through With the Closing Process

After we negotiate on your behalf to your satisfaction and once the sale goes into escrow we will give you regular updates and inform you of any documents or inspections you may need to provide. With personal service, we will also contact you when the final paperwork needs to be signed to complete the escrow process.

Step 6: After-Sale Follow Up

Lastly, in order to help take the stress out of the selling process we will contact you to make sure all settlement transactions have been fulfilled.
